Sealcoating and crack filling
Crack filling, sealcoat and slurry coats that protect asphalt from sun, oxidation and water.

Ultraviolet rays, oxidation and pollutants break asphalt down over time. As the binder oxidizes, pavement turns gray and brittle, and in Southern California's sun that process is relentless.
There is no cure for oxidation, but there are ways to slow it and extend the life of your pavement. Sealcoat acts as a protective layer, much like the skin of an apple protects the fruit inside. Filling cracks first keeps water and the elements out of the layers beneath.
Sealcoat services
- Crack filling
- Filling cracks so water, sunlight and debris can't reach the inner layers of the pavement through the crack walls.
- Sealcoating
- A protective coating that slows oxidation and restores a uniform black surface.
- Slurry coats I, II, III
- Slurry seals containing fine aggregate that can also fill minor surface defects, in three gradations.
- Restriping
- Fresh stall lines and markings once the new coat is down.
What sealcoat can and can't do
Sealcoat is preventive. It protects pavement that is still structurally sound, and areas with high pollution, direct sun and low traffic benefit most. It does not add strength. Pavement that is failing from below needs repair first, through skin patching, remove-and-replace or an overlay.
Our estimators will tell you honestly which situation you're in.

Full project galleryCommon questions
What does sealcoat actually do?
It forms a protective layer over the asphalt that slows oxidation from oxygen, UV and pollutants, the process that turns pavement gray and brittle. It also gives the surface a uniform finish.
Should cracks be filled before sealcoating?
Yes. Filling cracks keeps water and environmental elements from reaching the inner layers of the pavement through the crack walls. Sealcoat alone doesn't do that.
Will sealcoat fix potholes or alligator cracking?
No. Those are signs of structural or base problems. They need repair such as skin patching or remove-and-replace before any coating goes down.
What's the difference between sealcoat and a slurry coat?
A slurry seal contains fine aggregate as well as asphalt emulsion, so it can also fill minor surface defects and improve texture. See our slurry seal guide.

Maintenance
What sealcoating does, and what it doesn't
Sealcoat is preventive maintenance for pavement that's still sound. Here's how it works, why cracks come first, and when it's the wrong fix.

Maintenance
Slurry seal types I, II and III explained
Three gradations, three jobs: fine for low-traffic areas, general for most lots, coarse for more severe surface defects.

Why is my pavement failing?
Raveling, fatigue cracks, potholes and gray, brittle asphalt each point to a different cause. Here's how to read the signs.
