Asphalt paving, repair and maintenance
From new grading and paving to skin patches, grinding, fabric overlays and long-term maintenance.

Asphalt is a flexible pavement: it is built to move slightly under load, and it relies on a properly compacted base and subgrade beneath it for strength. When those layers are right, the surface performs. When they aren't, no amount of new asphalt on top will last.
MGB Construction builds new asphalt pavement and repairs existing lots, drives and streets throughout Southern California. Your estimator is there every step of the way to make sure the project is done right, and we provide multiple options to fit your budget.
Asphalt services
- New grading and paving
- Grading the base to the right slope and compaction, then placing and rolling new asphalt for lots, drives and roadways.
- Skin patching
- A thin layer of new asphalt over localized surface wear, repairing problem areas without unnecessary work on the rest of the pavement.
- Grinding
- Milling away the top layer of existing asphalt, typically so a new surface can be placed while keeping grades at curbs, gutters and entries.
- Remove and replace
- Cutting out failed sections of pavement and rebuilding them with new asphalt.
- Fabric overlays / overlays
- Placing new asphalt over the existing surface, with or without a paving fabric layer beneath it.
- Crack filling & sealcoating
- Sealing cracks against water and coating the surface to slow oxidation. See our sealcoating page for more.
- Slurry coats I, II, III
- Slurry seal applied in fine (Type I), general (Type II) or coarse (Type III) aggregate gradations, depending on surface condition and traffic.
- ADA upgrades
- Pavement work that supports accessible parking and routes, coordinated with our concrete and striping crews.
- Speed bumps / humps
- Installing asphalt speed bumps and humps to calm traffic in lots and private drives.
- Repairs / maintenance
- Ongoing repair and upkeep to extend the life of existing pavement.
Repair the cause, not just the surface
Broken pipes, leaking irrigation and tree roots undermine the sub-grade from below. When the source isn't fixed first, the failures come back. Leaks must be repaired before new asphalt goes down, and tree roots need to be cut and removed at least 12 inches deep so rotting roots don't leave voids under the pavement.
Water is the most common culprit. Proper sloping and flowlines let water run off the pavement before it can do damage, so drainage is part of how we look at every asphalt project.

Full project galleryCommon questions
Why is my asphalt cracking or crumbling?
Common causes include substandard material (which shows up as a rough, gravelly surface), asphalt or base that is too thin for the loads it carries, water reaching the sub-grade, and long-term oxidation from Southern California sun. Our guide “Why is my pavement failing?” walks through each one.
Is my job too small for MGB?
No. No job is too big or too small for MGB, whether it's a single repair or a full lot.
Can you work within a fixed budget?
Yes. We provide multiple options to fit your budget, so you can compare approaches before you commit.
What are slurry coats I, II and III?
They are slurry seals made with different aggregate sizes. Type I is the finest and suits low-traffic areas, Type II is the most common general-purpose mix, and Type III is the coarsest, used for more severe surface defects. Read our slurry seal guide for details.
Are you licensed and insured?
Yes. MGB Construction is fully licensed, bonded and insured, License #797075.

Why is my pavement failing?
Raveling, fatigue cracks, potholes and gray, brittle asphalt each point to a different cause. Here's how to read the signs.

Materials
Asphalt or concrete? How the two pavements differ
One flexes and relies on its base. The other is a stiff slab that carries the load itself. Here's what that means for your project.

Maintenance
Slurry seal types I, II and III explained
Three gradations, three jobs: fine for low-traffic areas, general for most lots, coarse for more severe surface defects.
